TEMPORARY LEASING PROGRAM
Step one - What is it all about?
Cart: A freestanding unit provided by the mall in the common area. Phone line and electrical can be provided.
Kiosk: A unit provided by the tenant-at the tenant's expense-to be used in the common area. Phone line and electrical are provided. The Property Management Office must approve design prior to fabrication and installation. *Some prefabricated kiosk are available for lease.
Temporary In-line: A store that is currently vacant and available for short term leasing during its transition phase form one permanent tenant to another. The space would contain 4 walls and a storefront. Utility requirements are negotiable.
Fixturing is not typically provided. Tenant would need to provide their own shelving, racks, registers, displays and other props as necessary.
Step Two - Turn an idea into a business
Strong Business Concept - Is there a niche that needs to be filled in the area?...an untapped market?
- Create Business Plan - samples can be found on the internet if needed
- Set-up a meeting with the Property Management Office to discuss your interest, rates and requirements.
- Execute license agreement
- Find/Contact Suppliers (catalogues)
- Set up your business accounts with Suppliers/Vendors
- Discuss buying/return merchandise policy with your vendors. Planning ahead can save.
- Open Business Bank Account
- Apply for Sales Tax Exemption Certificate if planning on selling products
- Federal I.D. tax number
- Register business name - Verify that your business name is not already in use and then register your business name with the County Recorder
- Obtain the required insurance and provide a certificate to the Property Management Office.
Step Three - Start Selling
Be sure to utilize all available tools to promote and advertise your new business.
